Abstract: The electronic realty transaction system (ERTS) automates real estate processes and provides web-based accessibility to residential, commercial, and land markets. The system will provide a “one-stop-shop” for all real estate related transactions and will include a detailed tracking and history of customer transactions for the realtors. The system will provide the ability to charge, collect, and track payments for real estate related transactions. ERTS includes an electronic contract generator (ECG) that pulls information from multiple sources and automatically identifies end-user requests for services and ultimately enables a property request (i.e. contract) to be developed using auto populating techniques.

Abstract: A modeling system is configured to model a building from incomplete physical constraint information. When initial user input related to the proposed building is received that identifies a building type, a location, and a square footage, the modeling system retrieves a baseline factor based on the user input and multiplies it by the square footage to produce a baseline energy usage model. As additional user inputs are received that further define the proposed building, efficiency factors are selectively applied that model the energy usage impact related to particular user inputs to produce an adjusted energy usage model, which can be compared to the baseline energy usage model.

  • Publication number: 20110238586
Abstract: A system, method, and computer program for creating a database and registering, tracking, and communicating with potential real estate buyers who visit an open house showing or are interested in a particular listing. The computer program executes on a laptop computer in a user friendly configuration at the open house where potential buyers, upon arrival, register by entering their information into the database via a software interface controlled by the program. Various administrative tools are available to the host real estate agent to follow-up, track and communicate with the potential buyer and/or his realtor. The potential buyer's real estate preferences are stored in the database so as to facilitate alerts and communications by the agent to the buyer regarding the status of the open house listing or other listings. The program also promotes periodic communication by the host agent with buyers over the years so as to generate future listings.

Abstract: An embodiment of lead allocation methodologies relates to dynamically assessing an allocation weightage of the real estate agents at the time an incoming client makes an agent request, and allocating an agent to the client based on a ranking of the allocation weightage. Each agent in a real estate service community comes with certain unique qualifications. Such qualifications could include expertise in specific factors. While some qualifications may stay constant, other qualifications, such as expertise, current client load, etc. vary with time and need to be periodically assessed. Additionally, the qualification of a given agent may also vary with respect to client characteristics. Accordingly, when a client makes a request for an agent, efficient lead allocation may be accomplished by dynamically assessing the status or qualifications of the agents at the time the request is made, and allocating the most qualified agent according to the dynamic assessment.

  • Publication number: 20110184876
Abstract: In embodiments, the real estate service offers a virtual allocation platform to the real estate agents, allowing the agents to bid for an incoming client. In embodiments, the real estate service computes a ranking of the real estate agents and allows the real estate agents to bid for an incoming client. The real estate service evaluates a bid as a function of the allocation weightage (and corresponding ranking) of the agent and processes the bids in one of several ways. In some instances, the real estate service collects bids for a certain duration of time (e.g., 30 minutes after receiving the client request). The real estate service collects the bids and allocates the client to the bidder with the highest allocation weightage. In some instances, a tiered bidding system is utilized based on a ranking of the agents.

Abstract: Disclosed herein is a lead allocation methodology that relates to a scenario where a client is best served by being assigned to an agent located in close geographic proximity to the client's current geographic position. In order to best cater such interests, the real estate service may perform the lead allocation by identifying current the geographic position of the client, and then comparing that position against current geographic positions of agents in geographic proximity to the client. In some instances, the real estate service identifies a certain number of most proximate agents and relays the client's request to such agents. When one of the agents responds to the request, that agent is assigned to the client. In some instances, the service then informs the client about the assignment, and also, in some instances, indicates an expected arrival time of the agent at the client's present location.

A circulation factor for each of the rooms based on the area of each room is calculated. The total of the room areas and the circulation factors are added to determine a pure space required by the tenant. The losses in actual usable space are determined for a building and an inefficiency factor is calculated based on these losses. The pure space is multiplied by the inefficiency factor to obtain a building efficiency loss. Abstract: Property value estimation employs a comparable sales technique that calculates a feature distance between a target property and corresponding comparable properties. Determining estimated values for properties includes performing a regression based upon property features for properties in a relatively large geographical area. A set of comparable properties from a section of the relatively large geographical area is identified, and a feature distance between each property from the set of comparable properties and a target property is calculated using information from the regression. The feature distance provides a quantified indication of the difference between each property from the set of comparable properties and the target property for the plurality of property features. An estimated value for the target property is then determined based upon a value of each of the comparable properties and adjustments based upon the calculated feature distances.

Abstract: In an embodiment of the present invention, to easily input an association between an evidence photograph and an inspection result on site while obtaining an excellent evidence photograph, a server, a PC, and a portable terminal are used to perform a series of inspection operations including creation of an inspection check sheet, input of an inspection result, imaging of an evidence photograph, and output of a slip. Particularly, the portable terminal can be used to input an inspection point, input an inspection result, image an evidence photograph, determine pass/fail of the evidence photograph, and retake an image. Therefore, the portability and the operability at the inspection site are high, and excellent evidence photographs can be surely obtained at the inspection site. The evidence photographs do not have to be retaken later, and some photographs with unknown quality do not have to be taken for later selection.

Abstract: Deployment of a computer program including a global NOI audit model together with standards, procedures, documentation, and reporting requirements in interactive, digital form to a plurality of audit firms operating independently of each other and having a reporting relationship with an investment entity. The program is adapted for receiving audit data from a respective audit firm in connection with an associated real estate property and for generating an associated respective Current NOI audit report. The specific fields and screen arrangements, together with interactive instructions and definitions of the program require that each audit firm identify a consistent set of input parameters and apply them in a consistent way, as driven by the global audit model, thereby assuring computation and transmission of structurally consistent Current NOI audit reports to the investment entity, wherein the Current NOI calculations have been developed by substantially identical audit practices, procedures and assumptions.
