  • Patent number: 10628839
Abstract: Systems, methods, and computer-readable storage media are described for estimating real estate property values based on an adjusted repeat sales model using a regularized estimator. In one exemplary embodiment, a computer-implemented method calculates data for estimating the adjustments from an aggregated level to a first disaggregated level by marking a first transaction to a second transaction using a repeat sales house price index function at the aggregated level. The method also determines, using the calculated data, a regularized estimate of the deviation between the repeat sales house price index at the aggregated level and a repeat sales house price index at the first disaggregated level. The method further calculates the repeat sales house price index at the first disaggregated level based on the determined regularized estimate of the deviation from the aggregated level.

  • Patent number: 10572838
Abstract: An approach is provided for rationalizing operational data. Persisted knowledge of previous data transactions is determined to not include a previous data profile matching a current data profile. Stochastic data sampling generates a sample of a current dataset. Data size and shape corrections are determined and updated by iterations of a statistical inference technique. Data in the sample is corrected by using the data size and shape corrections to provide a confidence level exceeding a threshold. Persisted knowledge configurations are updated with parameters of the statistical inference technique, the data size and shape corrections, and filtering rule(s). A recommended modification of a query of a current data transaction is determined to provide data in the current dataset with the level of confidence exceeding the threshold. The recommended modification is applied to the query.

  • Patent number: 10552805
Abstract: A system includes a first client device that is coupled to a second client device. An apparatus, coupled to the first and second devices, includes a storage device coupled to a processor. The storage device stores software instructions for controlling the processor that when executed configures the processor to generate a listing of expected values and referral events associated with a tracked matter. Each referral event corresponds to a different expected value and the distributed listing includes a sequence of units corresponding to different expected values and corresponding referral events. The processor receives a notification from one of the first or second device that is representative of a referral operation between the first and second location. The processor determines an outcome value for the referral operation and identifies whether the determined outcome value is accurate based on the distributed listing.

  • Patent number: 10540641
Abstract: A system includes devices and sensors associated with a construction site for a project. A computing apparatus, communicates with the devices and the sensors, includes a storage device and a processor. The storage device stores software instructions for controlling the processor that when executed by the processor configures the processor to obtain a predetermined construction schedule with terms for the project. The processor obtains sets of data that each corresponds to a different term. The processor generates a distributed listing for the project, which includes a sequence of a plurality of units corresponding to different terms and sets of data. The processor receives a signal from one of the sensors, wherein the signal is representative of a progress event. The processor identifies whether the progress event at the site corresponds to one of the terms in the schedule and updates and saves the distributed listing when a correspondence is identified.
